If you don’t get that confirmation within a few minutes, it means we did not receive your request — please call us if this happens.
After confirming the order, each client request goes to our research department. We identify the subject property’s attributes and extract MLS sales from the immediate market area for the appraiser to consider. If there are any significant issues, we notify you immediately by email with our Preliminary Research Advisory.
Our initial research is based on tax office square footage — and those records are wrong more than half the time. So we promptly inspect the property to confirm living area, site size, physical condition and features. You may want to pause work on your loan file until we complete this inspection.
Once you direct us to complete the appraisal, we finish the report and email it to you. Our final opinion of value reflects what the property actually provides, based on the best comparable sales available from publicly verifiable sources.
If we still have an issue after we have completed our property inspection and final research, we will email you a Property Inspection Advisory. This letter gives you the option to have us stop at the “halfway” point or to complete the full appraisal report.
If you direct us to stop halfway, we provide a fifty percent refund and a Desktop Appraisal with a range of value. This option also applies if we discover a problem at the property that was not apparent during preliminary research.
